There has been a sweeping trend across the nation to replace commercial and residential natural lawn systems with artificial grass.

To look closer into the many reasons behind this trend we undertook a case study on one of our high-profile commercial clients’ business.

The following information is extracted from a comprehensive Case Study on a major Hotel chain operating globally, with locations in Newport Beach and San Diego California. This information is specific to the San Diego location.

Operational costs for the hotel chain are managed at corporate HQ and it was determined that this specific location had a 25% higher annual maintenance cost than comparable operations.

On analysis of the maintenance cost, over 22% of the entire operating budget was spent on outside grounds maintenance and repair. A significant portion of this was spent on lawn replacement and maintenance.

The constraints for moving to any alternate methods of managing and reducing this operating cost required that a 5 year return on any upfront investment be met.

Costs Analysis.

SmartGrass© were consulted to provide product recommendation and other support material for the installation of a Artificial Turf system.

The specific areas included:

  • Artificial turf of driveways and walkways on 600ft access road to hotel
  • Artificial turf of adjacent recreational area and playgrounds
  • Artificial turf of beautification areas around hotel property.

A proposal was submitted to include the supply of all material, the cost of installing the fake turf and designated areas, and a projection/forecast of ongoing maintenance and operating costs over a 5 year period.

 It was determined by management that a ROI would be achieved in 3.5 years or less.

Installation Considerations

To match the areas retaining natural turf, it was decided that the ‘Monterey’ style of turf would be most compatible with the surrounding environment. The Monterey has a face weight of 65 ounces, and a shorter blade length of 1.5 inches. This provided a good match with the appearance of local grasses.

The SmartGrass© infill system provided a significant benefit over those offered from competing suppliers. Where the competitors offered product with a rubber infill, the SmartGrass© product utilizes ZeoFill ATD. This infill is more conducive to natural odor control as an inherent feature of its molecular structure, and provides a more efficient method of natural cleansing.

The SmartGrass infill system was also favored over competitors’ systems due to its environmentally safe properties and the fact that it is a naturally occurring organic substance. The eco-friendly theme was in keeping with the core principals of the company management.

Maintenance and Training

The Hotel maintenance staff were minimally skilled and part of the contract included for basic instructions on maintaining the artificial grass surfaces. A routine was established with input from SmartGrass representatives and the Hotel maintenance procedure revised to incorporate the new processes.

Twelve months following completion of the project, hotel management report that all objectives have so far been met and that the artificial grass system is projected to improve on the initially forecasted 3.5 year ROI.

Recommendations have been made withing the group to expand the installation to include other hotel properties, including prestige locations in Arizona, New York, Florida and Illinois.
